Our investments are ideal for out of town investors because each investor has
the option to retain a professional property management company
to manage the property for you. Tulsiani Investments has created
an environment that is very conducive to the investor.
How do I know the current market value of the unit I am interested in purchasing?
Tulsiani Investments obtains independent, comprehensive appraisals and/or sales comparables, which is a component of the company’s due diligence process. These appraisals/comparables are, of course, made available to all our investors.
How reliable are your cash flow projections?
Tulsiani Investments makes every attempt to provide accurate information to our investors. Interest rates are based on current prevailing rates and, of course, there can be fluctuations in these figures. A property management company is hired to perform the necessary due diligence and determine the appropriate monthly maintenance fees. Tulsiani Investments believes it is better to take a conservative approach when determining cash flow projections.
How do you go about selecting suitable properties?
Tulsiani Investments reviews hundreds of potentially suitable properties annually and decides on a select few properties each year. They must meet the strict Tulsiani Investments criteria.
Why do I need to utilize a company like yours?
Investing in real estate can be at times expensive and inefficient. The average investor does not have all the resources of a company such as Tulsiani Investments. We provide a turnkey solution to an investor. Our team of professionals include: home inspectors, lawyers, professional property managers, private and public lenders, and contractors. Due to economies of scale, these services will be available to you at a substantially lower fee.
How do I go about arranging financing?
Tulsiani Investments has access to a broad range of both private and public lenders. Our management team has, over the years, developed many contacts and our clients will be the benefactors. Of course, the investor is welcome to obtain financing from a lender of their choice.
What if an emergency arises and I need to sell my unit?
Each unit is separately deeded, so it is your prerogative as to what you do with your unit. Our recommendation is to buy your investment property with a long-term vision, but if your circumstances change, you can sell your unit in the open marketplace at anytime.
Can I pick a specific unit in the property I am interested in?
Once you sign the agreement of purchase and sale and submit a deposit, Tulsiani Investments representative will provide you a list of the remaining units that are available in the project and you have the opportunity of selecting any one of those units.
